Multifamily Building in Philadelphia

The Howard Lofts is an exciting project in an up-and-coming neighborhood that will bring new energy and vitality to a site formerly occupied by an industrial masonry warehouse. Engineered in collaboration with Stanev Potts Architects in Philadelphia, the motivation behind the project was to increase the residential density of the area while also creating a mixed-use space. This 45-unit apartment building includes amenities for tenants, including parking, as well as artist studios on the first floor.

The project is located in a block with many warehouses which have over time become artist residences.  The site is close to Center City with convenient train access.  Stanev Potts introduced a subtle and elegant geometric break at the facade to distinguish this building from its surrounding context.

The project is located right near the Berks El Station and will offer residents easy access to downtown. Designing mixed-use buildings that provide access to transit is a great example of Agencie’s commitment to environmental protection and sustainability.

The challenge with this structure was keeping the upper framing light and economical, while also designing it to be strong, stable, and durable. Validated through our rigorous structural analysis, the stability is achieved through the use of numerous cross-bracing walls and hold-downs that tie the floors together and integrate all portions of the framing to act as a cohesive unit.
