This 25-ft wide townhouse is on an expansive double L-shaped lot. The house sits at the crest of the Paulus Hook historic district, overlooking the Hudson River. The original structure is over 160 years old. Over the years, the house lost many original elements from its Italianate façade. The clients brought in Agencie to restore the home. In addition, we designed a rear yard extension for their growing family.

After stabilizing and repairing the existing brick shell and wood floors, Agencie designed a structural steel moment frame and blew out the back wall of the structure. The constructed 3-story extension allows for an expansive layout.

The opened-up layout features all the basics of a townhouse, plus a home theatre, playroom, guest suite, spa, and second master suite. It’s a uniquely large program for a Jersey City house. The result is a generous-feeling townhouse ideally suited to family living.

Agencie worked closely with the client, a fintech industry leader, to bring his smart home dream to reality. The smart home system is seamless and personalized. It uses Crestron technology to automate climate, LED lighting, and shading. The home theatre is an immersive cinematic experience. The Zero G screen, projector, subwoofer, and surround sound with overlapping components. The system is instantly responsive to touch and the sound of the client’s voice. The system is detailed and concealed to be invisible. As a result, the focus is the experience.
